Imagine this: Your dream home hits the market on Wednesday.
The location is right. The layout works. It has the outdoor space you’ve been looking for. You send it to your agent: “Can we see this?”
Your agent hadn’t known it was coming to market. They call the listing agent, who says there will be “no showings until Sunday’s open house.” You clear your schedule.
At 6 p.m. on Friday, the seller accepts an offer. You never get inside.
It’s a hypothetical example, but it illustrates a frustrating possibility: the first scheduled open house isn’t necessarily when the seller starts considering offers.
And some homes sell privately without ever appearing on Zillow.
If your search begins when a listing appears online, you may be missing opportunities before you know they exist.
An off-market search gives you another way to look; through local agent relationships, upcoming listings and conversations with homeowners who may be willing to sell.

Could the Right Home Sell Before You See It?
Yes. A homeowner may reach an agreement with a buyer before broadly advertising the property. An upcoming listing may also attract interest before its public launch.
That doesn’t mean every desirable home sells privately. Many excellent properties reach the open market, and those listings should remain part of your search.
But when your requirements are specific, missing even one suitable property can matter.
Maybe you need a single-level home in Carlsbad, a walkable location in Encinitas or a Rancho Santa Fe estate with privacy and a usable lot. You may already know how rarely the right combination becomes available.
The goal is to give yourself a chance to consider those homes while there is still a decision to make.
What Are Off-Market Homes?
“Off market” generally describes homes that are not being broadly advertised to the public. For your search, it helps to distinguish three types of opportunities:
- Private offerings: The homeowner is willing to consider buyers through a limited marketing process.
- Upcoming homes: The owner is preparing to sell, but the public launch may still be ahead.
- Potential opportunities: A homeowner hasn’t committed to selling but might consider a conversation if the price and timing work.
These are different situations. Learning about a property early does not necessarily mean you can tour it or purchase it immediately. Access depends on the seller’s instructions and the applicable listing rules.
Our job is to establish which possibilities are real, whether they fit your search and what the next step would involve.
How LuxeAlly Helps You Find Homes Earlier
A listing alert can tell you what just became public. Finding a home before that point takes a more active search.
Make Sure the Right People Know What You Need
“Three bedrooms in North County” gives an agent very little to work with.
“A single-level home in coastal Carlsbad, with privacy, a manageable yard and room for visiting family” is a search someone can recognize when a property comes up in conversation.
We start with your preferred neighborhoods, budget, essential features and timing. We also discuss what has been missing from the homes you’ve already seen.
That detail helps us ask useful questions and recognize a potential match.
Stay in Conversations About Upcoming Homes
An agent may be speaking with a homeowner who plans to sell after moving, finishing repairs or making arrangements for a family member. Another may be preparing a listing that hasn’t been photographed yet.
I track buyer needs and opportunities shared through my local agent and seller relationships.
When we know what you’re looking for, those conversations have a purpose. We can ask about your specific requirements and follow up when a possible match emerges.
Any property information shared remains subject to the seller’s authorization.
Look Beyond Owners Who Have Already Listed
Sometimes you know the neighborhood, or even the street, but nothing suitable is available.
Targeted homeowner outreach may uncover an owner who has been considering a move without taking the next step. A buyer’s flexibility on timing or willingness to purchase a dated home may make that conversation worth having.
An interested homeowner is only a starting point. We still need to determine whether the property fits, whether the price is reasonable and whether the owner is ready to proceed.
Continue Watching the Public Market
Your search should include both private opportunities and public listings.
Looking at both helps you compare price, condition and location. It also keeps you from overlooking a strong home simply because it is already online.
The objective is to find the right property and be prepared to evaluate it when the opportunity appears.
Early Notice Gives You Time to Prepare
In the Wednesday-to-Friday example, the buyer’s problem wasn’t a lack of interest. They were ready to see the home, but the opportunity ended before their planned visit.
Knowing about a property earlier may give you time to ask questions, understand the seller’s plans and organize your financing before the public launch.
It cannot guarantee a showing, an accepted offer or priority over other buyers. It can help you avoid starting from scratch when a suitable home appears.
We can prepare by clarifying:
- Your purchase range and financing or proof of funds.
- The features you need and the compromises you would consider.
- Your flexibility on closing and moving dates.
- The information you need before deciding to make an offer.
Being ready should help you make a sound decision. It should never mean skipping due diligence because you’re afraid of losing the home.
Are Off-Market Homes Cheaper?
Not necessarily. Limited exposure does not automatically mean a lower price.
A private seller may have firm expectations or little urgency to move. Other buyers may also be interested, even if the property isn’t publicly advertised.
The value of an off-market search is the opportunity to find a home you might otherwise miss. Whether you should buy it depends on comparable sales, condition, available alternatives and the purchase terms.
A property still has to make sense for you, regardless of how you found it.

Availability, pricing and showing arrangements need to be confirmed. Some opportunities cannot be displayed publicly, and previously shared properties may no longer be available.
If nothing shown fits, tell us what you need. A specific search gives us something to pursue beyond the published list.
Why Would an Owner Sell Privately?
Some homeowners want privacy or fewer showings. Others are still preparing their property or would move only if the right offer made it worthwhile.

Local Experience Behind Your Search
I’m Jeff Toth, Founding Partner of LuxeAlly Real Estate. I work with buyers and sellers throughout San Diego and North County, including Carlsbad, Encinitas, Rancho Santa Fe, Del Mar, Solana Beach and La Jolla.
In 2025, I closed approximately $20 million in sales, including $9 million sold off market before reaching the MLS.
That experience helps me evaluate whether a possible opportunity can become a workable purchase. Is the owner serious? Does the property meet your needs? Are the price and timing realistic?
No agent knows about every home that might become available. My role is to expand your search, follow up on credible possibilities and help you assess them.

Let’s Start Before the Next Listing Alert
You don’t need to wait until another suitable home is under contract to expand your search.
Tell me where you want to live, your comfortable price range and the two or three things you haven’t been able to find. We can discuss where a private search might help.
The sooner I understand your search, the sooner I can start asking about the right homes.
