Frequently Asked Questions About Buying in Rancho Santa Fe
What are the main communities in Rancho Santa Fe?
Rancho Santa Fe includes the historic Covenant as well as a number of gated and golf-oriented communities, including Fairbanks Ranch, The Bridges, The Farms, Cielo, The Crosby and Del Mar Country Club, among others. Each offers a different combination of privacy, lot sizes, amenities, architecture and community structure.
What is the Rancho Santa Fe Covenant?
The Covenant is the historic planned area governed by the Rancho Santa Fe Association. The Protective Covenant dates to 1928 and regulates development within the community. The Association also maintains community facilities, security and an extensive private trail network for residents.
Should I focus on price per square foot when comparing homes in Rancho Santa Fe?
Use it as one reference point, not the answer. Lot quality, location, condition, privacy, views, usable acreage, architecture and community can all have a significant effect on value. The most useful comparable sale is the one that most closely resembles the property you're actually considering.
Should I use a local Rancho Santa Fe real estate agent?
Much of the basic listing information is available online. Where an experienced local agent can be more useful is understanding differences between the communities and individual properties, interpreting comparable sales, identifying things that don't show up well online and uncovering potential properties outside the public market.

Are there Rancho Santa Fe Homes for sale that are not listed on Zillow?
Yes. Some properties are privately marketed, coming soon or owned by people who may consider selling without formally listing their home. A buyer with specific requirements can benefit from searching beyond public MLS inventory.

Can I buy first and sell afterward?
Yes, provided you meet the eligibility, timing, ownership, and primary-residence requirements. Until it sells, the replacement property may be taxed at its full assessed value, without a refund for the interim period.
