The Crosby Rancho Santa Fe

The Crosby Rancho Santa Fe Homes for Sale & Community Guide

The Crosby is a private, guard-gated golf community on the eastern side of Rancho Santa Fe. The gates, golf, and newer homes are the main draw. Buyers come here because they want a more organized neighborhood than The Covenant, but they still want privacy, open space, and a Rancho Santa Fe setting. Inside the gates are villas, semi-custom homes, larger custom estates, private parks, walking trails, and an 18-hole golf course. The 722-acre community includes 70 villas, 281 semi-custom homes, 70 custom homesites, and more than 190 acres set aside as permanent open space. Access is controlled around the clock. Some homes are sold privately or begin circulating before they appear on the MLS.

What Is The Crosby?

The Crosby is a master-planned residential and golf community named after Bing Crosby, who had a long connection to Rancho Santa Fe. It sits roughly five miles east of Interstate 5 and five miles west of Interstate 15. The homes and golf course are spread across 722 acres, with large portions of the land left as open space rather than built over. The community includes:
  • Villas with more manageable yards
  • Semi-custom homes in established neighborhoods
  • Larger custom estates
  • Golf-course and open-space views
  • Private parks and walking paths
  • Guard-controlled entrances
  • An optional private country club
The Crosby tends to make sense for buyers looking for:
  • Guard-gated access
  • Newer construction
  • Golf and club amenities
  • A villa or lower-maintenance home
  • A larger custom estate
  • Parks and walking trails
  • Easier access to Interstate 15
  • A more structured neighborhood than The Covenant

Is The Crosby Guard-Gated?

Yes. The Crosby maintains controlled access through guarded entrance gates 24 hours a day. The community has separate access points serving different sections, including the primary north and south gates. Individual homes may also have private gates, cameras, alarms, and enclosed motor courts. For buyers comparing security, access, and neighborhood layouts, see our guide to the best gated communities in Rancho Santa Fe.

Is The Crosby Actually Part of Rancho Santa Fe?

This is where the language gets confusing. The Crosby is widely treated as part of the larger Rancho Santa Fe real estate market, and its homeowners association uses the name “The Crosby Estate at Rancho Santa Fe.” The community’s management office has a Rancho Santa Fe address. The Crosby Club itself uses a San Diego 92127 address. What matters to a buyer is that The Crosby is not part of the historic Rancho Santa Fe Covenant. It has its own master association, its own rules, and its own recreational structure. Buying in The Crosby does not provide Covenant trail privileges or Rancho Santa Fe Golf Club eligibility. In practical terms, treat it as its own community rather than an extension of The Covenant. Buyers commonly compare The Crosby with:
  • The Bridges
  • Santaluz
  • Cielo
  • Fairbanks Ranch
  • The Covenant
  • Rancho Pacifica

Homes in The Crosby

The Crosby has more variety than people sometimes expect. At one end are villas designed for buyers who want less exterior upkeep. In the middle are larger semi-custom homes, many with pools, guest suites, and substantial outdoor living areas. At the upper end are custom estates with larger lots, long driveways, and wide golf-course or hillside views. Common property types include:
  • Attached and detached villas
  • Semi-custom residences
  • Custom golf-course estates
  • Single-level homes
  • Homes with first-floor primary suites
  • Multi-generational layouts
  • Guest houses and detached offices
  • Properties with pools and outdoor kitchens
  • Homes facing the course, lakes, hills, or open space
Spanish, Tuscan, Mediterranean, and early California styles are common, although the interiors can vary widely depending on how recently a home was updated. A Crosby home built in the early 2000s may still have its original kitchen, bathrooms, windows, and mechanical systems. “Newer than The Covenant” does not automatically mean turnkey.

What Matters Most When Comparing Crosby Homes

Price per square foot only gets you so far here. The section of the community, lot position, privacy, views, floor plan, condition, and relationship to the golf course can make two similar-sized homes feel completely different. Buyers should pay close attention to:
  • Whether the home looks onto the course or another house
  • Privacy from neighboring properties
  • Golf-ball exposure
  • Morning versus afternoon sun
  • Course and landscaping noise
  • Proximity to the gates
  • Distance from the club
  • Backyard usability
  • Single-level versus two-story living
  • Original versus updated interiors
  • Master and sub-association fees
A golf-course view sounds great in a listing. Sometimes it is. Other times it means golfers close to the backyard, early maintenance equipment, and less privacy than the photos suggest. You need to stand on the property and see how it actually lives.

The Crosby Club

The Crosby Club is a private country club located inside the community. The golf course is an 18-hole, par-70 layout designed by Fred Couples with Schmidt-Curley Design. The community also includes a roughly 30,000-square-foot clubhouse and an athletic facility with a pool, fitness areas, tennis, and pickleball. Depending on the membership category, club privileges may include:
  • Golf and practice facilities
  • Clubhouse dining
  • Fitness facilities
  • Swimming pool and spa
  • Tennis courts
  • Pickleball courts
  • Social events
  • Family programming
The club currently describes separate golf, athletic, and social membership categories. Athletic membership includes the fitness center, pool and spa, three tennis courts, four pickleball courts, dining, and limited golf access. Do not assume buying a home automatically includes the membership you want. Before writing an offer, buyers should contact the club and confirm:
  • Membership availability
  • Initiation fees
  • Monthly or annual dues
  • Food and beverage minimums
  • Golf privileges
  • Waiting lists
  • Transfer rules
  • Family access
  • Resignation or refund terms
→ Review Current Crosby Club Membership Information Club pricing and membership terms can change. Get the details directly from the club rather than relying on an old listing description.

Parks, Trails and Open Space

More than 190 acres within The Crosby have been preserved as permanent open space. The natural areas include coastal sage scrub, wetlands, marsh areas, riparian forest, and oak and eucalyptus woodland. The community also has private parks and walking or hiking paths. A section of trail near the San Dieguito River and golf course forms part of the larger Coast to Crest Trail system. That open land is a real part of the community—not just landscaping around the course. It gives many homes views of hillsides, water, trees, and undeveloped land. It also means buyers should look closely at fire zones, wildlife, drainage, and what can or cannot be changed behind a property. The Crosby is not an equestrian community in the same way The Covenant is. Buyers choosing The Crosby are usually prioritizing golf, security, parks, and a planned setting rather than barns, arenas, or private horse trails.

Location

The Crosby sits east of The Covenant, close to 4S Ranch, Del Sur, Santaluz, and the Interstate 15 corridor. Nearby destinations include:
  • 4S Commons Town Center
  • Del Sur
  • Santaluz
  • Rancho Santa Fe Village
  • Rancho Bernardo
  • Lake Hodges
  • Carmel Valley
  • Highway 56
  • Interstate 15
This location can be a strong fit for buyers working in Rancho Bernardo, Poway, Escondido, or along Interstate 15. It is less convenient for someone who expects to be at the beach or Interstate 5 every day. That drive is manageable, but it is not the same as living in The Covenant, Fairbanks Ranch, Del Mar, or coastal Encinitas. See the map of Rancho Santa Fe communities and surrounding areas before deciding which side of Rancho Santa Fe works best for your routine.

Schools Serving The Crosby

School assignments should always be confirmed using the exact property address. The Crosby is generally associated with the Solana Beach School District for elementary grades and the San Dieguito Union High School District for middle and high school.

Solana Santa Fe Elementary School

Many Crosby families research Solana Santa Fe Elementary School, which serves kindergarten through sixth grade. The Solana Beach School District warns that attendance boundaries and capacity can affect placement, so families should use the district’s official locator rather than relying on the school named in a property listing.

Earl Warren Middle School

Students living within much of the Solana Beach Elementary School District feed into Earl Warren Middle School for seventh and eighth grades, subject to the district’s stated boundary exceptions.

Torrey Pines High School

The San Dieguito Union High School District generally places students from the Solana Beach School District within the Torrey Pines High School attendance boundary. Canyon Crest Academy and San Dieguito High School Academy operate through the district’s high-school selection process. Placement is based on space, enrollment procedures, and sometimes a lottery—not simply the home address. Again, verify everything by address before buying. Read the full Rancho Santa Fe schools and relocation guide.

Nearby Private Schools

Private schools that Crosby buyers often consider include:
  • Horizon Prep
  • The Nativity School
  • Maranatha Christian Schools
  • Santa Fe Christian Schools
  • Cathedral Catholic High School
  • San Diego Jewish Academy
  • The Bishop’s School
The school may look close on a map and still involve a difficult morning drive. Families should test the commute during school hours rather than estimating it on a quiet weekend.

The Crosby Versus The Covenant

These communities offer very different versions of Rancho Santa Fe.

The Crosby

The Crosby generally offers:
  • Guard-controlled access
  • Newer homes
  • Villas and custom estates
  • Private golf and club amenities
  • Parks and walking trails
  • More consistent neighborhood planning
  • Better access to Interstate 15

The Covenant

The Covenant generally offers:
  • Larger average lots
  • Historic homes and architecture
  • Equestrian properties
  • Nearly 60 miles of private trails
  • Direct access to the Village
  • Rancho Santa Fe Association privileges
  • More variety in land and property types
The Crosby is usually the better fit for someone who wants security, golf, recreation, and a defined neighborhood. The Covenant is usually the better fit for someone who wants acreage, horses, historic character, or more separation from neighboring homes. Neither one is automatically better. They solve different problems.

Homeowners Associations and Architectural Review

The Crosby has a master homeowners association, and some properties may also be part of a sub-association. That distinction matters because a villa owner may have a different set of responsibilities and fees than someone buying a detached custom estate. Approval may be required for:
  • Exterior remodeling
  • Additions
  • Guest houses
  • Pools and spas
  • Sports courts
  • Gates and fencing
  • Solar panels
  • Roof materials
  • Paint and exterior finishes
  • Landscaping
  • Grading
  • Drainage changes
County permits may also be required, even when the HOA approves the work. Before buying a home with plans to remodel, request and review:
  • The master association documents
  • Any sub-association documents
  • Architectural guidelines
  • Recent meeting minutes
  • Reserve studies
  • Current budgets
  • Insurance information
  • Pending or recent assessments
Do not wait until after closing to find out that the project you pictured will not be approved.

What Buyers Should Look Into

A Crosby purchase has several moving parts: the house, the HOA, possible sub-association fees, club membership, insurance, and sometimes Mello-Roos or other property-specific assessments. Important questions include:
  • What are the total monthly HOA dues?
  • Is there a second association?
  • What does each association maintain?
  • Are there any pending assessments?
  • Is club membership available?
  • What will the desired club membership actually cost?
  • Does the property have golf-ball exposure?
  • How early does course maintenance begin?
  • Is the view protected?
  • Is there road or gate traffic?
  • What does fire insurance cost?
  • Are additions and exterior changes permitted?
  • Are the solar, pool, guest house, and remodel work permitted?
  • Which schools serve the exact address?
  • Is there Mello-Roos or another special tax?
The community is structured, but that does not mean every home is simple.

Off-Market Homes in The Crosby

Inventory inside The Crosby is limited. Once you narrow the search to a certain section, price range, view, or floor plan, the number of realistic choices can get very small. Some owners quietly test the market before listing. Others will consider an offer but do not want public photos, open houses, or a visible price history. Private opportunities can be especially valuable when a buyer wants:
  • A villa near the club
  • A single-level home
  • A golf-course view
  • A quieter open-space location
  • A custom estate
  • A specific floor plan
  • A home that has already been renovated

Selling a Home in The Crosby

A Crosby home should not be priced from one broad neighborhood average. A villa, semi-custom home, and custom estate are different products. Golf frontage can add value for one buyer and create a privacy concern for another. The factors that tend to matter most include:
  • Villa, semi-custom, or custom classification
  • Section of the community
  • Golf-course frontage
  • Open-space or hillside views
  • Lot size and usable yard
  • Privacy
  • Single-level living
  • Interior condition
  • Outdoor entertaining areas
  • Guest accommodations
  • Garage capacity
  • Club proximity
  • Current competing inventory
LuxeAlly’s 2025 Rancho Santa Fe sales report recorded Crosby sales ranging from approximately $2.1 million to $5.5 million. That spread is exactly why one generic price-per-square-foot number is not enough. Review the complete Rancho Santa Fe home-price and sales breakdown for additional market context. Depending on the property, the right selling plan may begin with:
  • Contacting active Crosby buyers privately
  • Testing demand through the local off-market network
  • Preparing the home before photography
  • Making a small number of targeted improvements
  • Positioning the property around its view or floor plan
  • Reaching golf and country-club buyers directly
  • Moving to the MLS after a short private-market period
Not every home benefits from going public on day one. Sometimes the better first move is finding out whether the buyer is already in the market.
