Should You Invest in Staging Your San Diego Home for Sale?

Staging a home isn’t always my first recommendation to a seller. After all, it can be expensive, and not every property needs it. So how do you know if it’s worth the investment? Here’s a real example of how staging transformed a sale and helped us save a deal.

The Challenge: Tenant-Occupied Home in Carlsbad

Recently, LuxeAlly Real Estate listed a tenant-occupied property in Carlsbad. Since the renters were still living there when we put it on the market, professional photography wasn’t possible. The owner provided us with some old iPhone photos from when the house was vacant, which we sent to our design agency for virtual staging and photo retouching.

The virtually staged images were stunning, but there was one problem: when potential buyers visited the home in person, they felt underwhelmed.

Why Presentation Matters: Buyers Struggle to Visualize

While the renters kept the place neat, their furniture didn’t reflect the true potential of the property. Buyers struggled to visualize how they could make the space their own, and after several showings without any offers, it was clear that something needed to change.

That’s when we advised the seller to take the house off the market until the tenants moved out.

The Transformation: Staging Makes All the Difference

Once the tenants left, the empty home looked better, but it still felt cold and impersonal. We suggested professional staging.

After a fresh coat of paint and minor repairs, the transformation was remarkable. The staged home felt brighter, more spacious, and inviting. It was suddenly a place you could see yourself living in, not just walking through.

Results: Multiple Offers and a Quick Sale

Despite a cooling real estate market at the time, our strategy paid off. While other homes were sitting on the market for weeks, we received multiple offers and closed in just three weeks.

Without staging, the property might have lingered on the market, potentially leading to a price reduction. Instead, we created demand and were able to choose from several eager buyers.
