A Brief History: Rancho Santa Fe

The land began as Rancho San Dieguito, a Spanish Colonial era land grant of more than 8,800 acres awarded to Juan Maria Osuna, San Diego's first elected mayor, during the Mexican period.
In 1906, the Santa Fe Railway purchased the land with an ambitious plan: plant eucalyptus trees, harvest the timber, and use it for railroad ties. Nearly 3.5 million trees were planted between 1906 and 1914. The project failed: eucalyptus wood proved too brittle for rail use, but it left behind the towering groves that define the community's character to this day.
That original commitment to permanence and restraint is why Rancho Santa Fe looks the way it does in 2025, when most of California's planned communities from the same era have been entirely transformed.

Covenant properties in this range exist but often require updating. For buyers relocating from coastal San Diego, this represents strong value; the same budget buys considerably more land here.

Around $5M–$10M

The most active segment of the RSF market. Here you will find move in ready Covenant estates on two to four acres, newer construction in The Bridges, and well appointed gated community homes with meaningful amenities. Equestrian infrastructure, stables, arenas, starts appearing consistently at this level.

Above $10M

Compound level properties. Multi-acre covenant estates with guest houses, pools, tennis courts, vineyards, and full equestrian setups. At $15M–$30M+, you are in trophy property territory, architectural statements on five to twenty acres or more, often with significant land value independent of the improvements.

The Covenant Rancho Santa Fe

The original Rancho Santa Fe. More than 6,200 acres, no gates, no conventional HOA, but subject to the Rancho Santa Fe Association's Design Review Committee, which enforces architectural standards and protects the rural character of the community. This is the right choice for buyers who want maximum land, the trail network, and the most authentic RSF experience. It is also the most complex to buy into; DRC review adds time to any renovation or new build, and the no gate environment means privacy comes from land and landscaping, not a guardhouse.

The Bridges at Rancho Santa Fe

A private golf community built around a championship Arnold Palmer designed course. Well-suited for buyers who want estate living with club amenities and a more structured residential environment, with newer construction than much of The Covenant.

Fairbanks Ranch

One of San Diego's most established guard gated communities, Fairbanks Ranch offers a wider range of home types and price points than most RSF enclaves. Amenities include equestrian facilities, a private lake, tennis courts, and polo grounds, appealing to buyers who want the RSF address with traditional gated community security.

Del Mar Country Club
